Kingston sits on one of the longest stretches of riverside in outer London, with the Thames running past the town centre, Canbury Gardens and Seething Wells, and the Hogsmill River winding through Kingston, Berrylands and Tolworth before joining it. Riverbanks, boathouses, moorings, old drains and the green corridors alongside the water give rats everything they need. Homes, flats and businesses close to either river tend to see more activity, particularly after heavy rain, when rats are pushed out of low-lying burrows.
Riverside restaurants and bars along the Thames, and the busy bin areas behind them, add a steady food supply. Our rat control service finds where rats are living and how they are getting in, and we advise on changes to bin stores and gardens that stop them being drawn back.
Ground-floor and lower-ground flats in riverside developments are often the first to notice rats, usually through scratching in the walls or droppings near pipework. Rats in these buildings commonly travel along drainage runs and service ducts, so we check the drainage points and communal areas as well as the flat itself.
With Kingston University spread across several campuses, there are a lot of shared houses, HMOs and student lets around Penrhyn Road, Knights Park, Kingston Hill and Norbiton. Shared homes with frequent changes of tenant are exactly where bed bugs spread. They arrive in luggage, second-hand furniture and mattresses at the start of term and move from room to room. Mice are common too, drawn by food left out in shared kitchens and getting in through gaps in older houses.
In shared houses, treating one room on its own rarely solves the problem. We inspect every bedroom and the shared areas, treat everything that’s affected at the same time and give tenants and landlords clear instructions on how to prepare.
Pests often come to light at the start or end of the academic year, when tenants move in and out. An inspection between tenancies, or a new property pest inspection, lets you hand over a property that’s clear and gives you a clear picture if questions come up later.
Away from the town centre, much of the borough is made up of Victorian villas in Surbiton and 1920s and 1930s semis and terraces in New Malden, Tolworth, Berrylands and Chessington. Suspended timber floors, air bricks, shared wall cavities and the gaps left by extensions and kitchen refits give mice plenty of ways in, and most problems start in autumn as they move in from gardens. The borough’s suburban streets are full of family homes with patios, paths and gardens, and from spring onwards black garden ants nest under the paving next to the house and find their way into kitchens through gaps along the walls. On warm summer days, flying ants can pour out of the same nest. Our ant control service treats the nest itself rather than just the trail.
Homes with cats and dogs can also see fleas, especially in late summer and autumn, and it’s common for new owners or tenants to find fleas hatching from the carpets a few days after moving into a home where pets lived before. The north of the borough borders Richmond Park, and Coombe, Kingston Hill and Kingston Vale are full of mature trees and large gardens. Further south, Tolworth Court Farm, the Hogsmill Valley and the green belt around Chessington add more open space. Grey squirrels thrive here and often get into lofts through gaps at the eaves and under roof tiles, usually from overhanging branches. Kingston is one of the biggest shopping centres in outer London, with the Bentall Centre, the Ancient Market, the riverside restaurants and countless cafes, bars and takeaways. Food businesses face mice and rats in storerooms and bin areas, and cockroaches and flies in kitchens, and they must show environmental health officers that pests are being controlled.
