Clapham and Brixton are two of the most popular places in London for young professionals to rent, and a lot of homes here are shared flats and houses where tenants come and go regularly. That turnover is exactly how bed bugs spread. They travel in suitcases after holidays, in second-hand furniture and mattresses, and on the belongings of people moving in, and once they arrive in one room they soon move to the next.
The first signs are usually itchy bites in lines or clusters, small dark spots on mattress seams and a bed frame that’s hiding more than you’d expect. In a shared home, we inspect every bedroom and the living areas, treat each affected room with steam and professional insecticide over three visits, and explain what everyone in the house needs to do to prepare. If you’re about to move into a flat that’s been let before, it’s worth checking the bed, sofa and skirting boards before you unpack. A new property pest inspection can confirm a property is clear before your furniture goes in.
Brixton Village, Market Row, Electric Avenue and the streets around them are packed with food stalls, restaurants, bars and takeaways, many of them in old market buildings and under the railway arches. Warm kitchens, deliveries arriving all day and food waste at closing time create the perfect conditions for German cockroaches indoors and rats outside.
Food businesses must be able to show environmental health officers that pests are under control. In the arches, where several units share walls and voids, we also look at where pests are moving between businesses.
Rats in busy market areas usually come out once the crowds have gone. Bin stores, waste left out for collection and food dropped around stalls give them a reliable meal every night, and they burrow into soft ground, drains and gaps under arches nearby. Treating the rats without sorting out the waste only buys time, so we look at how and where rubbish is stored and advise on changes that make the area less attractive to them.
Kennington, Stockwell, Oval and Vauxhall have a mix of Georgian and Victorian terraces, converted houses and older mansion blocks and estates. In buildings like these, mice move between flats through the voids under floors, behind skirting boards and around heating pipes, lifts and service risers. It’s common for a mouse problem to be reported by one resident while it’s actually living in a shared area or the flat below.

The north of the borough is home to Waterloo station, the South Bank’s theatres, galleries and restaurants, and a large number of offices and new towers around Waterloo and Vauxhall. Mice are the most common problem in offices, travelling through ceiling voids, raised floors and cable routes and feeding on food left at desks and in kitchens. Venues with busy kitchens and bars also face cockroaches and flies. Regular inspections catch problems early, before customers or staff notice anything.
Further south, Herne Hill, Tulse Hill and West Norwood have large Victorian and Edwardian houses, mature gardens and plenty of green space, including Brockwell Park and West Norwood Cemetery. Grey squirrels often get into lofts here through gaps at the eaves, usually by jumping from overhanging trees, and garden rats are drawn to compost heaps, sheds and bird feeders.
