Pest problems are easy to miss on a viewing. Droppings get swept up, bait boxes are removed, fresh paint covers gnaw marks and a well-staged room gives no clue about what is living under the floor. Empty properties are also a magnet for rodents, as there is nobody around to disturb them.
A pest inspection gives you a clear picture before you commit, or straight after you move in, so small issues can be dealt with before they turn into an expensive infestation. It is especially worth doing on older homes, properties that have been empty for a while, and homes where the previous owners had pets.
A standard homebuyer survey looks at the condition of the building. A surveyor may note obvious signs of pests they come across, but they won’t carry out a specialist pest inspection, look for entry points under floors or behind kitchen units, or check for insects in carpets and soft furnishings. That is where a pest controller’s inspection fills the gap.
We look for droppings, gnaw marks, grease marks and nesting material in the kitchen, under floors, in the loft and in outbuildings. Just as importantly, we check the likely entry points: gaps around pipes, damaged air bricks, worn door seals and signs of problems with the drains. Anything we find can be dealt with through our mice control or rat control services, and the gaps closed with rodent proofing.
Insect problems often come with the property. We check beds, sofas and skirting boards in furnished homes and rentals for signs of bed bugs, carpets and fitted wardrobes for carpet and clothes moths, and floors where pets have lived for fleas. Kitchens and food cupboards are checked for cockroaches and stored product insects.
In the loft we look for squirrel activity, shredded insulation, damaged cables and droppings. Outside, we check the eaves, fascias and roofline for the gaps squirrels and rats use to get in.
Both work. An inspection before exchange gives you information while you can still act on it, and it can help you decide whether to raise anything with the seller or your solicitor. You will need the seller’s permission for access, which your estate agent can usually arrange.
An inspection straight after completion is the next best option. Checking an empty home before your furniture goes in makes it much easier to spot problems and treat them without disruption.
Older homes, such as the Victorian terraces and 1930s semis common across Wandsworth, Lambeth and Bexleyheath, have more potential entry points, from air bricks to shared wall cavities. New builds are not automatically pest-free, though. Gaps around service pipes and cables are common in modern homes, and new developments on the edge of green space, like many around Dartford, can see rodent activity as building work disturbs the surrounding land.
In flats, we inspect your property and let you know if the problem is likely to come from shared areas or neighbouring flats, so you know who needs to deal with it.
An inspection between tenancies helps you hand over a property that is free of pests and know its condition at the start of a new tenancy, which helps if questions come up later about who is responsible for a problem.
