Mitcham Common covers several hundred acres of grassland, scrub, woodland and ponds on the south-east side of the town, and the River Wandle runs along the western edge through Ravensbury Park, Watermeads and Morden Hall Park. Both give rats exactly what they need: cover, water and space to burrow. The tram line and railway lines crossing the area add more routes between green space and back gardens.
Homes on the streets bordering the Common and the river see far more rat activity than those further in. It usually starts in the garden, with burrows under sheds, decking and paving, gnawed compost bins and droppings around bird feeders, before rats find a way into the house through damaged air bricks, gaps around pipes or defects in older drains. If your garden backs onto the Common, a park or the riverbank, a few changes make a real difference: raise bird feeders and use trays to catch seed, keep compost in closed bins, store pet food in metal containers and clear the space under sheds and decking. Sealing the gaps around the house matters more here than almost anywhere else, as there will always be rats nearby.
Much of the local housing dates from between the wars, including the large estates of semi-detached and terraced homes around Pollards Hill, Eastfields and Figges Marsh, along with older Victorian streets near the town centre. These houses typically have suspended timber floors, air bricks, side passages and attached garages, and many have been extended at the back. Mice get in through gaps around pipes, under worn back doors, through damaged air bricks and where extensions meet the original walls, and they move along the floor void into every ground-floor room.
Our mice control service clears them, and rodent proofing seals the routes so they don’t return next autumn. Air bricks are proofed with mesh rather than blocked, so the floor stays ventilated.
The area has a large amount of industrial and commercial space, including the estates along Willow Lane, around Mitcham Junction and towards Beddington, with warehouses, distribution units, trade counters, food production sites and workshops. Large buildings with loading bays, roller shutters and stored goods give rats and mice plenty of ways in and places to nest, and sites next to open land or the river face constant pressure.
For food production and storage, pests are also a hygiene and audit issue, and stored product insects can spread through stock. Shops and takeaways that share a bin area at the back of a parade can keep rats coming back for everyone if just one bin overflows. Agreeing a routine with neighbouring businesses, with lids kept shut, nothing left on the ground and regular collections, makes treatment far more effective. In blocks of flats and maisonettes, bed bugs and German cockroaches can spread between homes through gaps around pipes, risers and shared walls. Treating one flat on its own often only moves the problem next door.
